What I don’t get is if you have a morgage on a first property say they borrow 4 times your for example the property is worth 100k and and you put 10 percent down so your borrowing 90 k but your only one 20 k a year so your maxed out would you be able to get equity and if you can you still be able to get a another mortgage on a buy to let just don’t get it cause if for what ever reason you don’t have tennant how would you be able to pay the 2 mortgage

  2. Quite a helpful video, many thanks. I don't understand one thing however – when I go to refinance, the lender issues a loan of 75% against current value of 300k. What does it mean to have 45K released to invest in the other property? Understand it's the difference between existing mortgage 180 and new mortgage 225, but how do you access those funds ?

  5. I have a question… if I work for a company and get a mortgage for 200k but then go self employed 1 year later earning less as I would be newly self employed… my house is now worth 230k

  7. What about the interest on the original property that now has a much bigger mortgage? You haven't included the refurb costs required to make it an HMO either. There are lots of regulations that need to be adhered to and can cost a significant amount. There is also the chance and stress of bad tenants either not paying rent or damaging the property. Ends up not such a good deal

  8. Hi Tony is there any benefit for going for the additional borrowing option over remortgaging? Is the only downside having to wait for the fixed period to end but essentially they provide the same result? Or would you always recommend remortgage

  9. Hi. people talk abt the UK equity releases and use it as a deposit to buy a second property … but is it not reserved for people of over 50, 55 years old?

  10. What about when the main residential property is on Repayment mortgage? Doing a remortgage in this case will significantly reduce cashflow, especially taking into account more realistic single let, not HMO. It doesn't even break even in most cases. How do investors start with their first BTL? I appreciate your effort, but it's extremely rare when people have their residential property on interest only. Numbers do not add up when I do same calculations with main residence property on Repayment mortgage. Or am I missing something?

  11. Hi Tony, The vital information that you missed communicating is the cost of borrowing and even more important the ability to pay increased monthly interest payments. Does the increased borrowing not make you venerable when interest rates increase or if house prices drop significantly?

  13. Good video! However you did not speak about covering the repayment for the extra mortgage for 120K. The £675 will need to cover the repayment of that mortgage as well, not just the interest on the 45k equity you take from the first house.
